Many sellers use middleman r
eferral companies to provide a list of agents, which you can compare and select.  They state in their terms of use that they are not involved with any transaction with the buying/selling of real estate.  These referral companies are usually located in other states.  They provide no real value in a buyer/seller transaction, except to provide you with an agent.  For this service, they charge the agent a  commission fee, which an agent could then pass on to you during negotiations. 

You can easily find an agent by searching on the INTERNET using a search engine (Google, MSN, Yahoo, Inkomi) by simply entering keywords, such as Anytown NJ Real Estate  You will be surprised how many agents are listed. 

But these companies offer me savings at closing and they give me gift certificates!

If you read their terms of use, there are restrictions in certain states and as stated in their terms of use, these offerings are not available in New Jersey. The restrictions are due to the New Jersey laws governing real estate, which  forbid these types of offerings. Persons offering these rewards may be heavily fined including loss of their Real Estate License. Some of the companies do not hold licenses to conduct real estate transactions in New Jersey, and as stated previously they are not involved with real estate transactions..

In short, the only savings and gifts received are by the middleman company, by not having to give you these rewards. A commission fee is still charged to the agent that you have selected.  You have saved and/or received nothing in return for signing up with them   Both you and the agent are now at a disadvantage, because these added on costs must be made up elsewhere.
