But these companies offer me savings at closing and they give me gift certificates!
If you read their terms of use, there are restrictions in certain states and as stated in their terms of use, these offerings are not available in New Jersey. The restrictions are due to the New Jersey laws governing real estate, which forbid these types of offerings. Persons offering these rewards may be heavily fined including loss of their Real Estate License. Some of the companies do not hold licenses to conduct real estate transactions in New Jersey, and as stated previously they are not involved with real estate transactions..
In short, the only savings and gifts received are by the middleman company, by not having to give you these rewards. A commission fee is still charged to the agent that you have selected.
